History
Red Mountain Ranch is a 2500-acre historic ranch
set in the stunning beauty of Gunnison County, Colorado.
It was developed in 1996 by Bill Lacy, who has deep roots in the Valley,
in partnership with Daniel Dow. They were joined by visionary landscape architect Jim Sell.
The founders envisioned a community that would offer
an inspiring lifestyle and quality of life for its residents.
Neighbors who would work together to promote the spirit of living respectfully in community
and preserve and protect this unspoiled landscape for generations to come.
Design Philosophy
Red Mountain Ranch is designed to the highest aesthetic and environmental standards.
The visual impact of every road cut and homesite was considered, to maintain views and privacy
and direct access to meadows, woods, and trails--all flowing naturally across property lines.
Red Mountain Ranch limits the size and footprint of homes in order to be environmentally sensitive.
Restricted fencing ensures that shared open space is preserved for wildlife
and available to all homeowners to enjoy--
giving them a sense of tranquility and living deeply in nature.
Protective Covenants and Architectural Review
Governing Documents are in place to enhance and preserve Red Mountain Ranch
and contribute to the goal of living harmoniously in community.
The intent of its Design Guidelines is to ensure that homes are compatible
with the natural environment and the surroundings residences.
The homes that have been built are custom designed to blend into the landscape,
address the specific characteristics of the site,
and pay homage to the massing and simple forms found in the historic town of Crested Butte.

The design guidelines leave homeowners, architects, and builders
plenty of room for self-expression--while creating an intimate enclave
that feels cohesive, authentic to its mountain setting, and respectful of its environment.
It is advised that homeowners submit conceptual drawings
for architectural review early in the design process,
so that a dialogue can be established and compliance can be ensured.

Red Mountain Ranch consists of 67 35-acre parcels.
Each has a defined building envelope,
established to preserve the land's natural topography and water flow
and the views and privacy of neighboring homeowners.
Over the years, 32 residences have been built.
Some homeowners are full-time residents and others are part-time,
but to maintain a sense of community and continuity, no short term renting is permitted.
All utilities are buried, so homeowners are surrounded by only the natural environment,
and the distant views remain unobstructed.
Homesites are served by individual wells.
The majority of households currently have a number of options for internet access,
with varying speeds, costs, and equipment.
They include satellite connectivity, cable connectivity via CenturyLink,
and point to point wireless connectivity via XtreamInternet.
Red Mountain Ranch Road is the main thoroughfare, culminating with the Upper Loop.
